Grants and reports

Funding Plan twice a year with any plan. Small county grants from $250.

Funding Plan

A one-page list of the grants that fit your lake, with deadlines, typical amounts and what your board would need to supply. Twice a year with Association Office and Large Office: in winter, before the county spring deadline, and in fall, before the DNR invasive plant window. Not a client yet? We’ll prepare one free Funding Plan a year.

Small county grants

$250 flat per application, including the reimbursement request, for county grants where you’re asking for less than $5,000. Not included in Association Office or Large Office — board chooses when to buy.

DNR invasive plant grant

$750–$1,500 flat, quoted first. When the same project also needs a county application, we prepare that one free.

Your board decides what to pursue. We prepare the application, and your board signs and submits it. Fees are flat: never a percentage of the grant, and never contingent on winning. We never guarantee awards.

What it’s worth: if reminders bring back 15 lapsed households at $35, that’s $525, about a third of the yearly fee, before counting the volunteer hours your board gets back. Example only; your results will differ.

The one-time setup fee applies to annual or monthly billing.

Plan size counts property-owning households. Each household counts once, however many contacts it has.

Not included: bookkeeping, answering member emails or website edits, personal inbox triage, estate or legal correspondence, and building full annual-meeting packets from scratch (we prepare notices, agendas, and minutes that are in plan; large packet assembly is quoted).

Frequently asked

Quick answers for your board.

How is member data protected?

Your member list is used only for your association’s work. Never sold. Shared only with the service providers who help us do the work. If you leave, we send you an export on request and delete your information from our active systems within 30 days. See our Privacy Policy.

Can we cancel?

Plans renew each year unless either side gives 60 days’ written notice, and we send a reminder 90 days before your renewal date. In your first 60 days you can cancel for a refund of what you paid, minus the setup fee and completed work at $75/hour — no proration. After that, the year is paid. Monthly billing follows the same yearly terms.

How fast do you reply?

We reply within 2 business days. Standard drafts take 5 business days; Large Office priority drafts (or a scheduled date) take 3.

Do you use AI?

Yes. I use AI tools to help draft and organize the work, the way a spreadsheet helps with numbers. I review every draft myself before your board sees it, your board approves everything before it goes out, and your member data is never used to train AI models.

Where does your lake data come from?

Public sources: Minnesota Pollution Control Agency water monitoring, the DNR’s LakeFinder, invasive species list, watershed assessments and ice-out records, and University of Minnesota satellite and invasive-species research tools. For Annual Lake Reports, we add your own volunteers’ readings and surveys. Every number is labeled with its source.

Do you use property owners’ information?

Only for your association’s own outreach. Our membership gap report uses public county property records to find new owners and households that haven’t joined, so your board can welcome them. We never sell, share or publish that information.

What happens when our officers change?

Nothing gets lost. Your records live in a shared folder your association owns, with an officer-handoff binder: an index, a calendar of deadlines, and a checklist of accounts and logins to pass on. The new officers name an approver, and the work carries on.

Can we start mid-year?

Yes. Your one-year term starts when you sign, and we can line your renewal date up with your fiscal year if you’d like. If dues season is close, we’ll start with the renewal campaign.
